The condominium is located in the most exclusive district of Montevideo on a small site of 2419 m2 with a single front. Under these conditions, seven high-class housing units of 218 and 150 m2 should be incorporated, with all the suitable services for the required standard, barbecues, swimming pools, etc.

Given the small size of the place and the number of units to be built, it was decided to make compact houses from two to three levels to reduce the size of the ground floor and maximize the few meters left for the outdoor areas of each unit.

Los Suspiros Apartments

The building is located on a front line site facing the beach of La Barra in Punta del Este, with a privileged view of the sea. The program is divided into three levels and consists of four luxury units 180 m2 each, 300 m2 of parking, large gym, and multi use rooms.

One of the client’s requirements was that the building require low maintenance, a difficult task to achieve since the building would be located in a very salty air zone with strong winds from the sea. The solution was built with noble materials resistant to the passage of time to lower the cost of associated costs to their keeping. The chosen materials were exposed concrete and galvanized steel for all the exterior ironwork

Lodge in Punta Rubia

The client, a young businessman from the area, needed to build a hostel where he could host visitors and at the same time live in it. The program consisted of 4 en suite guest rooms, a private residence, a commercial kitchen and restaurant where guests could taste the local cuisine.

The site chosen for this project is a 720 m2 property with lots of natural shade and several native trees, located a few blocks from the sea. A clearing in the center of the site proved the ideal place to site the project without removing existing trees.

The difficulty of the project lay in ensuring the independence and privacy of the different activities that were to take place in just a few square meters built. The solution found was to divide the project into three independent buildings, scattered on the ground and connected to each other by natural trails: one for the rooms, one for the house and one for the restaurant. Dividing the program into three units avoided having to remove existing trees and thus respecting the characteristics of the site.
